PROPERTY OWNER SERVICES

Tenants:

  • Show property to prospective tenants
  • Interview tenants
  • Review applications
  • Background checks on employment and rental history
  • Review credit reports
  • Select the most qualified applicant
  • Review lease with tenants along with disclosures
  • Provide Move-In/Move-Out check off sheet
  • Collect Rent, Security Deposit, and Pet Deposit if applicable
  • Start collection proceedings, if necessary  (except attorney fees)

Maintenance:

  • Property Manager is on-call for emergencies 24/7
  • Provide professional and skilled vendors for repairs
  • Notify you regarding all repairs or only those over $500
  • Keep maintenance records for future reference
  • 10% Service fee for major repairs that exceed $1,000

Marketing:

  • Advertise rentals on Craigslist, Zillow(Hotpads and Trulia) on our website, and list at office counter( with our great location we get a lot of walk-ins)
  • Place rent signs on property
  • Keep track of rental fluctuations

Statements and Fees:

  • Monthly management  fee is 10% of  collected rent
  • Owner Portal available for online viewing of statements and expenses.
  • Owner Direct Deposit Available.
  • End-of-year summary statement along with a 1099 on or before January 31st.

  • Create and review lease with tenants along with disclosures
  • Provide Move-In/Move-Out check off sheet
  • Collect Rent, Security Deposit, and Pet Deposit if applicable

Marketing:

  • Inspect property and make recommendations to owner to have property ready to rent
  • Advertise rentals on Craigslist, Zillow(Hotpads and Trulia) on our website, and list at office counter( with our great location we get a lot of walk-ins)
  • Place rent signs on property

Fees and Packet:

  • $1,500 or ½ month’s rent whichever is greater for tenant placement fee
  • Packet includes check to owner for move-in costs (less fee), signed leased, applications, and  credit reports
